The math, from the feeds

$99 a month is $3.30 a day. In the last 7 days, 1,337 permits were issued across both feeds. A member selling Solar would have received 165 of them; at this week's rate that is about 15 cents per permit record. Every number on this page is a count from the public record, refreshed each morning. We do not publish conversion rates or customer results, because we do not have them.

From the Miami-Dade County and City of Miami public permit feeds. Nothing scraped from behind a login. Nothing bought from a data broker.

2. Each permit is matched to the trade that comes next

A re-roof brings in solar, gutters, insulation, and painting. A pool brings in screens, pavers, fencing, and landscaping. You pick your lines.

3. You get the list the morning after the permit is posted

Paid members get full addresses, the contractor of record with phone and license where the county publishes them, job value, permit number, and a CSV, grouped by the permit that brings your trade in. Free members get a weekly signal.

Questions a branch manager asks

Where does the data come from?
Public building-permit records published by Miami-Dade County and the City of Miami on their open-data portals. Paid digests and the CSV carry the permit number so you can look up any row yourself.

Which areas are covered?
Permits issued by Miami-Dade County's building department, which covers the unincorporated areas of the county (Kendall, Westchester, Cutler Bay's county pockets, and the rest of unincorporated Miami-Dade), and permits issued by the City of Miami. Every other municipality, including Doral, Hialeah, Coral Gables, Miami Beach, and Homestead, runs its own permit office and is not included yet. We say so plainly because coverage is the whole product.

Do you sell homeowner names or phone numbers?
No. Owner names are removed before anything is stored. You get the property address, the work described on the permit, the value, and the contractor of record as published. What you do with public information is your call and your responsibility.

Is this a lead list I can autodial?
No. It is public-record intelligence about where work is starting. Calling, texting, or mailing anyone from it must follow TCPA, the Florida Telephone Solicitation Act, and Do-Not-Call rules. Typical uses are routing outside sales reps and planning direct mail.

How is this different from the national permit databases?
Next-morning delivery, county-level depth, and matching to the trade that comes next rather than a keyword search. Month to month, no contract, refund in the first 7 days if it is not useful.

How accurate is the trade matching?
Matching is rules-based on the permit's own description and type, tested against a thousand real permits. Some rows will be mis-sorted. Paid rows carry the permit number so you can check.

Does every subscriber get the same addresses?
Yes. Every Pro member sees every permit that matches their lines. There is no territory exclusivity today. If members ask for it, a zip-exclusive tier is the next thing we build, and we will say so here first.

Can I forward the free digest to my customers?
Yes, with your name on it. Pro digests are for your own company's use.

I am a homeowner or a contractor and my information appears. What can I do?
Property owner names are never shown. If you want a property address or a contractor business name left out of future digests, use the suppression form. It takes effect immediately.
